Why You Should Never Trust A Free Building Quote

DO YOU TRUST A FREE QUOTE FROM A BUILDER?

If you answered no, you’re on the right track. If your answer was yes, then keep on scrolling…

Next question, would you be happy if you agreed on a price and then it continued to rise?
Of course not – no one would!

If you’re thinking about building your dream home, you’ve either worked really hard to arrive at this moment, or you’re continuing to work hard to get there. The choices you make now severely impact how much you spend on your dream home build. So let’s break down the process:

Step One: You have a budget in mind and approach a handful of builders to obtain quotes. Hopefully one of them can create the house of your dreams within your budget.
(Important: Many building companies charge a small fee to provide you with a quote. While this may seem unnecessary, paying a small charge for a quote upfront may save you a great deal of trouble further down the line.)

Step Two: You wait… You’ve waited for 3 weeks, now a month… but nothing has come through! You follow up and wait again. Finally, after refreshing the page for what seems like 10 years, you’ve got three free quotes to choose from. Below are the three free quotes, which one would you prefer?

Mr Unprofessional

He desperately wants your job but doesn’t want to spend the time studying your plan and listening to your goals, so he rushes it. He knows since you were after a free quote that you’re price-conscious, so he underestimates everything to lure you in. He labels his quick guesstimation a ‘quote’ and sends it over. But guess what happens next? Once you approve a quote, a builder must provide the services listed for the prices stated. So when he begins your project and realises that he didn’t quote you for many necessary details, he’ll begin to add them in – at a high variation rate. This quote is not to be trusted. It will change, it will grow and it will blow your budget!

The Struggling Builder

He needs your job to keep his business afloat so he undercuts everyone in the industry and gives you the most attractive quote possible. He doesn’t look at the plans you sent through, as they’re irrelevant to him. His only goal is to secure your business. To do so, he offers you a fixed price construction, deliberately pricing the project low, missing all the necessary details to make your vision a reality – but he knows if he added them into the quote, you’d pick someone else, so he leaves them out for now. He’s quoted you on a 5% profit margin, making him out to be a saint, but the reality is – he’s a sinner. His variation in the contract is secured at a much higher rate (20%+) so things are about to get ugly as soon as you sign on the dotted line.

The Honey Trap

If building your dream home was a dating game, this guy is the ultimate player. He initially provides an estimate over the phone and you immediately swoon! It sounds too good to be true, so after reading the other two quotes you contact him straight away but can’t get in touch! You chase and chase and finally get a hold of him and request the quote in writing. When it finally comes through, the changes make your head spin! It’s significantly higher than what he mentioned at the beginning! This isn’t fair – but it happens. After all, an estimate isn’t accurate and cannot be legally enforced as a quote can. All of a sudden, you’re back to square one.

Okay, so what now?

You’re feeling defeated and unsure who you can trust. The first two quotes seem dodgy and unreliable and the last quote you received doubled the expectations you were given initially!
You contact your architect and they confirm it’s all normal – convincing you to pay $5k to choose a builder’s tender that they want to manage (getting their builder in through the back door) and promises that the builder can do it cheaper. However, they are going to get paid upfront for their time and won’t be held accountable if the builder proves unreliable and untrustworthy – so you’re left feeling completely lost and confused. Who can you trust in this situation?

Builder’s Bankruptcy, is That Your Problem?

Many families embark on their dream home build and find themselves in a trying situation of financial hardship. Things were going well from the beginning as they set out to build their dream home. The price was right, the builder seemed professional, they even started to see weekly progress and began to envision their home, styled just the way they liked it! A few months into the project, they began to notice the builder slacking off. He wasn’t going to the site every day and he began to ignore their calls. Alarm bells started ringing as the excuses started rolling in… “I can’t work with today’s weather forecast”, “My son is sick, and I can’t go to site”, “The plumber hurt his foot so we have to postpone today’s work”. The excuses kept rolling in and they sensed something wasn’t right.

It wasn’t until they received an official letter in the mail stating that the builder was going into liquidation that things became clear. Their dream house was far from completion and the builder was bankrupt. Worse still, it is only triggered if the builder dies, disappears, or becomes insolvent – so for some families in a similar situation, HWI may not even cover a cent!

Even with the insurance payout AND their life savings, it was simply not enough to finish the build. The family were forced to sell the incomplete property below market value, just to make ends meet. Their dream was flushed down the toilet, they were left in financial hardship, all because their builder went bankrupt.

Dream Home or Nightmare Build

Sarah and Daniel have always wanted to build their dream home. They’ve been talking about it for years, dreaming about it, imagining the final touches and the way they’d make it their forever home. They knew from the beginning that they didn’t want a cookie-cutter house like their next-door neighbours. They wanted something special. A home with personality – a place that says, “This is our home”.

The Smith’s down the road were building just that, a wonderful home to make their own. Every day, Sarah and Daniel would walk their dog down the street and marvel at the Smith’s construction site, saying to each other “soon this will be us, when the time is right”. Every week, the progress was evident. It was exciting to see what the builder accomplished with another few months under his belt.

Until something happened…

Sarah and Daniel went on their Monday morning walk last week and saw a ‘FOR SALE’ sign sitting by the scaffolding at Smith’s construction site. They were instantly shocked! After wasting precious time and money, chopping and changing firms and feeling defeated, Sarah and Daniel finally land on a firm that understands exactly what they want. FINALLY! Except when the plans are laid out on the table, they realise that their current budget won’t even come close to funding this project. They have no other choice at this point than to scale their dream home down. What started as a happy scenario has soon turned into disappointment.

Choosing the right builder in a sea of bad options

After the nightmarish design process, Daniel and Sarah’s building funds have now shrunk. They are shopping around to find a builder that can create something close to their dream home for the cheapest price possible. They find someone who says yes but then doesn’t respond to their emails or calls for weeks on end! The price was right, but communication is wrong. When the couple finally get a hold of the builder, he begins to add on costs for variations they were certain were part of the initial price. They feel frustrated and then scared as the worry begins to set in… what if this continues and they can’t afford the build?

With the build taking longer than expected, it means more time ‘double-dipping’. Sarah and Daniel are now paying rent AND a mortgage and they’re not sure how much longer they can make ends meet. Payments to the builder begin to slow as they struggle to pay progress payments, which result in things slowing down even more! Their builder is unhappy, refuses to go to the site and doesn’t answer their calls. Desperate to make things work, the couple turns to the contract they signed with the builder 7 months ago to find out they have no leg to stand on. Their assets are now on the line and they can’t get another loan from the bank, so they’re forced to beg for financial rescue from their family and friends to save them from a similar fate as the Smith’s last year. This dream process has turned into a real-life nightmare!

Let’s take a look into the life of the Smith’s. Things were going well from the beginning for this family as they set out to build their dream home. The price was right, the builder seemed professional, they even started to see weekly progress and began to envision their home, styled just the way they liked it! Even with the insurance payout AND their life savings, it was simply not enough to finish the build. The Smith’s were forced to sell the incomplete property below market value, just to make ends meet.
